1. Ask him. That's right, just cut to the chase and ask him whether he's a short sale expert. If his next sentence starts with uh, umm, well..., or any other stalling tactic you'll know right off the bat. If he's an expert he'll have enough confidence in his abilities to tell you yes and why.
2. If you're too shy for that approach (I'm not, but you might be) then ask him anyway. It's your house that you're trying to sell and this is serious business. If you plan to hire a Davenport, FL agent to help you through the difficult process of short selling your home then you need to make sure he knows what's what. If he's offended by your question then he probably has a reason for taking offense. It's an honest open question; he should be able to answer it.
3. Is he a member of Short Sale Superstars? Check this website out! There is a page set up for every lender with helpful information about working with each. Short sale agents go to this site for expert advice. Is your agent registered as a member?
4. Check his references. Ask if you can get in touch with some of his past clients. I have most of my past clients on speed dial and get along great with almost all of them. I have no problem with putting you in contact with my past clients. Ask them all the questions you want and then some. The more you ask and the more you know the better. A well informed seller is a successful seller.
5. Google him. Go ahead and click that link, I promise it's really cool. Type his name into Google and see what comes up. There ought to be something there if he's an expert right? A blog, a website, testimonials, something. Read through his stuff and see if you get the nice warm and fuzzy feeling. If he knows his stuff it will show.
6. Check his answers. You can find a lot of information about short sales and almost all of it is free. Do the majority of short sale agents agree with his assessment of things? Do his answers line up well with the information you find?
Do your homework; it will be worth it. Selling your home is a complicated endeavor, but selling it as a short sale can be downright painful. Especially if you aren't working with the right agent.
